All contract documentation sets are produced having full regard matters of legal and regulatory compliance, often involving Building Control and Planning office liaison through the scheme design development stages. Applications to procure the requisite statutory approvals are readily submitted during the design and specification phase in order to mitigate the potential for otherwise applicable delays to commencement of the construction phase.
Tender documentation is prepared to align with the proposed standard form of construction contract, including contract preliminaries and materials and workmanship documentation. The tender documents are prepared in great detail, ensuring all tendering contractors are able to gain a comprehensive understanding of the both scope and specifics of attendance. This approach ensures detailed cost information is obtained via the tendering process on a like for like basis, enabling direct and objective comparison.
Tendering exercises are conducted on a competitive, typically single stage, selective, basis. Performed via the employment of anonymity in order that objectivity and fairness is inherent, no fewer than three good tender offers are usually sought for any given project works scheme. Receipt of three or more tender offers then enables detailed analysis of offers relative to one another, inclusive of tender queries being raised and addressed, before a tender analysis report is prepared and shared with client. The tender analysis report considers the offers made, detailing costs by scheme component faculty, whilst also providing statistical analysis and contractor appointment recommendation.
