Pre Construction Phase

Onboarding and developing the initial project brief, taking the time to ensure all sought outcomes are duly considered, whilst time, cost, physical, legal and regulatory parameters are appropriately accounted for, our pre construction phase project services ensure acute focus on outcome. 

Post finalisation of the brief and determination of the key deliverables, the design and specification process ensues via the preparation and detailed schedules of work and associated existing and proposed drawing packages, bespoke to the project particulars. Continuing client consultation ensures that development of the contract documents remains aligned with client's vision, with any necessity for change raised and determined.

All contract documentation sets are produced having full regard matters of legal and regulatory compliance, often involving Building Control and Planning office liaison through the scheme design development stages. Applications to procure the requisite statutory approvals are readily submitted during the design and specification phase in order to mitigate the potential for otherwise applicable delays to commencement of the construction phase.

Tender documentation is prepared to align with the proposed standard form of construction contract, including contract preliminaries and materials and workmanship  documentation. The tender documents are prepared in great detail, ensuring all tendering contractors are able to gain a comprehensive understanding of the both scope and specifics of attendance. This approach ensures detailed cost information is obtained via the tendering process on a like for like basis, enabling direct and objective comparison.

Tendering exercises are conducted on a competitive, typically single stage, selective, basis. Performed via the employment of anonymity in order that objectivity and fairness is inherent, no fewer than three good tender offers are usually sought for any given project works scheme. Receipt of three or more tender offers then enables detailed analysis of offers relative to one another, inclusive of tender queries being raised and addressed, before a tender analysis report is prepared and shared with client. The tender analysis report considers the offers made, detailing costs by scheme component faculty, whilst also providing statistical analysis and contractor appointment recommendation

Working with the client team and wider project stakeholders, employing tender document preparation standard form proposed construction contract continuity, we act to prepare and finalise project contract documentation appropriate to the client and scheme circumstances. Where greater project complexity might be applicable, whether owing to works particulars or necessity for the application of standard form contract deviation, such as via the the use of a schedule of contract amendments, Node Building Consultancy act to support third party specialists such as legal advisors in the preparation of bespoke contract documents.

During the construction phase progress, quality, contract documentation adherence, compliance and costs are monitored and managed through those provisions applicable under the standard form construction contract entered into by the parties. Comprising pre-start meetings through interim meetings at typically pre determined intervals before progressing to snagging and hand over meetings, comprehensive project works management and oversight is afforded in order to safeguard the position of our clients, whilst ensuring that the contractual provisions and mechanisms are objectively adhered to and implemented

Cost control is exercised through a series of contract mechanisms, readily involving the review, negotiation and certification of interim valuations, relative to works progress and cost benchmarking as derived from the early procured tendering exercise. Where a need might arise for deviation from the contract documentation design or specification, this process is managed through party liaison, preparation and issue of variation orders.

Where a party to the contract may fail to adhere to their obligations or duties as directed by the contract, our appointment as Contract Administrator, coupled with our expertise, enables actions to be taken to ensure forward progress whilst seeking to mitigate downside implications and broader unfavourable permutations for all stakeholders. 

Practical Completion of the scheme of works is certified at the appropriate time, typically at or nearing full project works scheme completion. Our raising of this certificate enables part release of retention sums to the works contractor, whilst also benchmarking the commencement of the Defects Rectification Period.
