Employer's Agent
Provided for the purposes of facilitating a design and building project procurement route, our employer's agent services afford our clients a hands off approach project delivery, often in pursuance of reduced pre construction phase timescales and reduced pre contract professional fee incurrence.
Working with the client to develop the initial project brief, our comprehensive understanding of construction matters then informs our translation of that brief to the formulation of sufficiently detailed Employer's Requirements. Subject to the scope of the client's needs, the works are then put to competitive tender in order to procure the best value tender offer for the sought works, based upon the tendering party's interpretation of the Employer's Requirements.
The design and building procurement route typically necessitates close and careful consideration of those tender offers obtained, inclusive of offer appraisal for client's review. We then often work with one or more selected contractors to further develop the scheme design and finer details, before any contract is awarded or entered into.
Our approach to providing employer's agent services, often inclusive of contract administration inputs through the course of the construction phase, is focussed on a need for expediency, often detailed and complex design of bespoke attendances inclusive of mechanical and electrical works packages and placement of both design and delivery responsibility and liability with the selected contractor. Our contract administration expertise and associated offering enables standard form contract selection and population, together with administration of that contract through the construction phase, providing client assurance and confidence of successful, timely and cost controlled delivery.

Project Management
Adding value through our specialist project design, specification and contract administration expertise as chartered building surveyors, our project management services are uniquely focussed and enable project consultant contribution appraisal.
Providing of project management services relates primarily to the procurement of large scale, often complex, project works schemes. These schemes frequently involve a number of construction professionals, such as third party architects, structural engineers, mechanical and electrical engineers, quantity surveyors, ecology, Planning, acoustics and fire safety specialists, all such consultants forming the project team (subject to scheme particulars).
Our project management services, often referred to as lead consultant, assist clients in the consideration and appointment of the wider project team, as well as to oversee the project team through the pre construction and construction phases. As project managers we act to ensure those wider project team members fulfil their contractual obligations to the client as detailed in the consultant appointment contracts, in pursuance of delivery of key objectives at the appropriate threshold dates. This action is delivered through a series of management processes, inclusive of organisation and charing of project team meetings, documentation of meeting minutes and action points and overall project co-ordination throughout to completion.

Statutory Approvals
Provided moreover as a component part of a wider construction or refurbishment project role such a designer and specifier or employer's agent, the team at Node Building Consultancy are able to assist in the procurement of Planning and / or Building Control approvals as a stand alone service line.
Most property construction, renovation, refurbishment or repair project works necessitate that applications are made and approval obtained for purposes of compliance with the Town and Country Planning Act 1990 or the Building Act 1984, derived from which are the Building Regulations approved documents. A number of further legal and regulatory requirements are also applicable to project works attendances, subject to the closer specifics of any such property, scheme or process.
